Behind the $1.9M Yard Signs: Tax Foreclosures, an Audit, and the Fire-Sale of Jerry Ford’s Empire

Behind the $1.9M Yard Signs: Tax Foreclosures, an Audit, and the Fire-Sale of Jerry Ford’s Empire

If you’ve driven around Lawrence County recently, you couldn’t miss them: matching real estate signs on almost every corner, planted outside tiny cottages with wild, multi-million-dollar price tags online.

On sites like Zillow, an 800-square-foot house built in 1900 on 22nd Street shows up at $1,934,000.

After digging through Lawrence County deed books, court files, and tax records, the real story isn't about an overpriced housing market. It is about a local business empire running out of money, a looming county tax seizure, and a desperate eleventh-hour fire sale.

Here is the breakdown of what is happening.

1. The $1.9 Million Sticker Shock Is Just a Glitch

Listing agent Bradley McCleerey with Mark Dietel Realty didn't put these houses up individually. He bundled roughly two dozen scattered-site houses across Bedford into a single package deal for $1,934,000 total. That averages out to roughly $70,000 to $90,000 per house.

2. The Man and the Machine Behind the Deeds

Every one of these properties ties directly to local businessman Jerry Wayne Ford.

For years, Ford ran an interconnected web of businesses across Lawrence and Monroe counties:

  • The Clinic: Bedford Transitions, LLC (known locally as Transitions Recovery), an addiction treatment program in Bedford and Heltonville.
  • The Rentals: Dozens of modest, century-old homes scattered across Bedford neighborhoods.
  • The Jobs: A chain of restaurants and franchises, including the Bedford Little Caesars and several Bloomington dining spots like Hoosier Hank's.

It operated as a closed loop. Patients entering treatment at Transitions were moved into Ford's rental houses once clinical treatment wrapped up, with rents covered by state recovery vouchers, public assistance, or personal funds. From there, many of those same residents were put to work in his restaurant kitchens. The treatment funded the rent, the rent paid the property notes, and the labor staffed the businesses.

3. Why the House of Cards Collapsed

When you run a closed loop, the entire machine falls apart the moment the core engine stops.

Earlier this year, a court-appointed independent referee audited Ford’s businesses. The findings were brutal: over $1 million in delinquent taxes and unpaid commercial debts. More critically, state and local oversight led to the permanent shutdown of Transitions Recovery.

Once the rehab clinic closed, the pipeline broke:

  • The rental income immediately dried up.
  • The City of Bedford Utilities took Ford to court over unpaid city water and sewer bills.
  • Local contractors, including Mikels Signs, filed lawsuits over unpaid accounts.
  • Bloomington restaurants closed abruptly amid employee walkouts over bounced paychecks.
  • Ford was jailed without bond in Florida after violating a court-ordered protective order stemming from a domestic battery arrest.

4. The Real Reason the Signs Went Up All at Once

The yard signs didn't appear because someone wanted to sell a few rental properties. They went up because the clock struck zero.

With more than $1 million in unpaid tax liabilities piling up, Lawrence County certified several of these exact houses for statutory delinquent tax auctions. The county was preparing to take the deeds and sell them off at public auction to recover back taxes.

Facing total forfeiture, ownership threw the entire portfolio onto the market in mid-September as a package deal. It was a race against the calendar: find an outside investor with deep pockets to buy the entire collection in bulk and pay off the tax liens before the county seized the deeds on the courthouse steps.

What It Means for the Neighborhoods

Anyone buying this bundle inherits a legal and structural nightmare.

Beyond paying off massive back-tax bills and city utility liens, these houses—built between 1880 and 1942—need serious capital repairs. Years of heavy transitional occupancy have taken a toll on plumbing, aging wiring, and foundations. And with the rehab pipeline gone, any new owner will have to completely rebuild a rental business from the ground up.

Those matching signs scattered across Bedford aren't a sign of local real estate growth. They are the public, wooden markers of a business empire that simply ran out of runway.
